Commercial drainage problems we fix
Water pooling in the parking lot. Nearly every lot has a low spot, and if there is no drain in it the water sits there until it evaporates. A catch basin set in the low spot, with a solid pipe to an outlet, takes the water away the same day it rains. Where the low spot is on a long low edge, a trench drain across it does the same job.
A loading dock or dumpster pad that floods. A dock ramp runs downhill to a wall, so everything that lands on it ends up at the bottom. A trench drain across the foot of the ramp, rated for the trucks that use it, catches the water and pipes it out. Same for a dumpster pad that holds water and smells.
A storm drain that is blocked or broken. Basins fill with silt and leaves, grates get crushed, and the pipe under the lot cracks or separates and stops carrying water. We clean out and jet the run, camera the pipe if it still will not drain, and repair or replace the section that is broken. See drainage repair.
Roof water dumping onto the lot or against the building. Commercial downspouts move a lot of water. Piping them underground to the storm system, or to a proper outlet, stops the wash-out at the base of the wall and the sheet of water across the entrance. See downspout drainage.
Water getting into the building. When the lot or the ground next to the slab is higher than the floor, water comes in under the door or through the slab. A channel drain at the door, a catch basin outside it, or regrading the ground next to the building stops it. See foundation drainage.
How we do a commercial drainage job
Site visit, ideally after rain. We look at where the water actually sits, where the existing drains and outlets are, and where the water can be sent. On a bigger lot we check the levels with a laser so the pipe has the fall it needs.
A plan and a written quote. How many basins, where the trench drain goes, the pipe route to the outlet, and what pavement has to be cut. You see the plan and the price before anything starts.
Cut, dig, set, pipe. Pavement is saw-cut cleanly so the patch is neat. Basins are set on a compacted base with traffic-rated grates. Pipe is solid, bedded and laid to fall. Trench drains are set in concrete so they do not move under truck weight.
Outlet. To the existing storm system on the property where there is one, otherwise to a legal discharge point for the site. We tell you which it is before we start.
Patch and reopen. Asphalt or concrete patched, gravel areas regraded, and the section handed back. On a working lot we do it in sections so you keep parking open.
